I AM NOT YOUR SHRINK but I think you need one.


I got an email from a tenant that consisted of a long, convoluted, and unfounded rant about the condition one of my properties (a stunning, just renovated victorian mansion). Following his ALL CAPS rant, he lowers the case and with the request that we set up a meeting to discuss his stress level....um, pretty sure I don't hold the title of friend or therapist.
I promptly replied to his email addressing his concerns about the property and then explaining that my job/concern the property; if he needs to discuss personal issues he should call his family, friends, or fiance.
He wrote me back that he was going to report me to the housing authority and sue me. Go ahead dumbass...the judge is going to laugh at you.
Good news though- I rented a house today for $1500/month, my expenses will be $300. Not bad :)

You're wearing spandex and calling ME trash?


Follow through is sooooo important. Being a property owner/landlord is like being a parent. If you don't do what you say no one is going to take you seriously and they will take advantage of you.
One of my properties has a parking area that can only be accessed through an easment to use the neighbor's driveway. For those of you who are unaware- the easement means I own the right to use the drivewayand and the real property owners can not block my use for ingress and egress. Now really, this is not the end of the world; the top of the driveway is wide enough to park both of their cars and still leave me room to acess my parking pad and we could split the cost of repairing the driveway, and even snowplowing... if they were reasonable people.
Well big mama neighbor was not so happy with me today. She came out and was repeatedly calling me trash as she stood in her full glory encased in spandex and surrounded by piles of rubbish and broken machinery. Then her brood came out and gathered like a swarm of bees. They are so classy.
Now- it should be noted that I will win- whenever they are blocking me I can have them towed ($240 to get the two cars back). Somebody didn't believe I would have them towed and they tried to block me in the other day...I called the towing company, who called the police...and guess who moved their car, fast. Hmmm. Follow through.

Your Plumber's Crack Does Not Belong in a Courtroom


I paid a visit to landlord/tenant court this morning. After all these years I am still amazed at how people dress for court- please put your crack away! ...And while you are at it don't dress in your torn jeans, pants at your knees, flat brimmed Yankees cap, and your oh so expensive t-shirts. You have expensive clothes and bling but where is your rent check?
...Come to think of it...keep it up, it helps my case.
